Why Consider Real Estate Investing? 

Real Estate has proven to be the most secure, stable and directly influenceable investment vehicle that has created more long-term sustainable wealth and millionaires over history than any other investment class.

For those that want to invest in Real Estate, but don’t have the time, interest, or expertise to do it themselves, I have a vast network of referral partners with a large variance of real estate investment opportunities in different markets.

Below are the main benefits that real estate investing offers: 

  1. Necessity of Shelter  

    • Shelter is a necessity of life, and with a rapidly growing world population and finite amount of available land, the demand for real estate will always increase over the long run…. at least in the areas of the world the possess the other fundamental human needs and wants – food, water, energy, security, and political stability. 
  2. Inherently high tangible asset value  

    • Creates a higher level of security as it is backed by land, bricks and mortar as opposed to almost solely on the integrity and competence of agents, manager’s and debtor as with stocks and to some extent bonds. 
  3. Leverage 

    • Real Estate is the only investment in which a bank or a financial institution will consistently lend you up to 80% or more of the property value based on some fairly reasonable terms. 
    • With multiplied return on investment (ROI), the value of the property creates a multiplied return on investment if utilized properly (ex: If you put 20% down on a property and borrow 80%, you are leveraged 5 to 1. If that property appreciate by 5%, you just made 25% return on your money [5% x 5]). It doesn’t take much appreciation to yield some great returns. 
  4. Multiple Income Streams  

    • Real Estate Investments provide you multiple income streams:
      • Monthly cashflow after expenses (surplus of rental income after expenses) 
      • Equity from Debt Reduction (paid by tenants in the case of a rental property) 
      • Property Appreciation 
  5. Inflation Hedge 

    • Because both rental income and assets typically increase along with inflation, you are more protected against the negative impacts of inflation and will actually profit through inflation if purchased and managed properly 
  6. Tax Benefits 

    • There are several Tax Benefits that come along with investing in Real Estate, such as:
      • Property is taxed only on the passive income gain remaining after expense deductions (unlike employment where you are taxed on the entire amount with little or no deductible expenses) 
      • Capital gains: Upon sale of the property, real estate is only taxed on 50% of the gain as opposed to 100%.
  7. Control 

    • Whether you decide to buy 100 properties or 1, you are a business owner, and as a business owner, you get to choose all aspects of your business from: 
      • Where and what you buy
      • What investment strategies you use (eg fix & flip, buy & hold, rent to own, AFS, etc) 
      • How you advertise 
      • What tenants you place 
      • What aspects you do yourself or delegate to others (realtors, brokers, lawyers, property managers, cleaners, contractors, etc.)
      • When you sell, and to who.

Passive Real Estate Investment Opportunities 

Are you interested in investing in Real Estate, but feel that you don’t have the time or expertise to do it yourself? There are a large number of options available to you, such as:

  1. Individual or portfolio property joint ventures partnerships from single and multi-family homes to commercial office and industrial 
  2. Private mortgage lending – lending your money as a mortgage on an individual property at a fixed or other negotiated rate of return
  3. Limited Liability Structures –  lending into a company typically for a single larger multifamily, commercial, or industrial project  for dividends and/or proportional equity shares 
  4. Mortgage Investment Corps (MICS)  – lending into a mortgage company who lends out the pool of money on different mortgages  
  5. Private or Public Real Estate Investment Trusts (REITS) – lending to a company which owns a portfolio of typically similar property types (eg. apartment, commercial, or health care). Funds are typically distributed as dividends to shareholders 

Note that a lot of these opportunities are  RRSP, RESP, RDSP, and TFA eligible.
